Key Responsibilities:
- Conduct daily inspections within the premises and evaluate condition.
- Ensure safe and well-maintained facilities to enhance the experience for Tenants.
- Perform maintenance tasks that arise in a timely manner.
- Identify problems and facilitate maintenance and repairs to systems and not limited to including water, sewage, refrigeration, heating and fire, plumbing works, HVAC, Mechanical works & checking firefighting & fire alarm system and follow up with firefighting and fire alarm maintenance third party company.
- Perform basic emergency repairs as needed and directed.
- Perform preventive & corrective maintenance tasks related to MEP & Civil Works.
- Manages functions relating to garbage and sewage disposal. This includes removing all garbage and other refuse off site.
- Prepare duty rosters for approval by the Manager.
- Ensures that systems are maintained and monitored.
- Operates a variety of manual and motorized equipment
- Manages the department to ensure that that premises are clean, tidy at all times.
- Manages the schedules of staff responsible for cleaning by coordinating with cleaning manager.
- Ensures that staff completes daily cleaning checklists.
- Check all the work performed and the level of service provided by the technicians.
- Evaluate the work progress and give report to the manager every week of the results of the work every month
- Ensure all the activities recorded on the SAP/CMMS system in timely manner with proper details.
- Report; attend emergencies when and as required.
- Able to work under pressure, take right decision, support during colleague emergency or annual leaves.
- Inspect third party contractor activities and review the reports.
- Follow up on the third contracts renewal prior to expiry.
- Support the Leasing team in Property Allocation, Handover, and Takeover processes.
- Create comprehensive property snag lists, estimate repair costs, and ensure properties are prepared for handover to new tenants.
- Coordinate effectively with tenants, project managers, stakeholders, and government authorities, providing required support within the defined scope.
- Issue gate passes for vehicle and material movement.
- Monitor inventory levels and prepare purchase requests for procuring maintenance materials and services.
- Develop and manage annual budgets.
- Assist the Tendering team with site visits as needed.
- Oversee the management of employee attendance and biometric systems, ensuring accurate tracking and reporting.
- Generate comprehensive monthly attendance reports.
- Add new employees to the Biometric Attendance system as requested or required.
Requirement:
- Diploma or Degree in Mechanical Engineering
- Min (03) years of good experience in Qatar by working with Facility Maintenance projects/industry.
- Must be familiar with MS. Office & SAP(ERP) software applications.
- Should be presentable with good English language skills.
- Should have the valid Qatar driving license & own car.
- Having UPDA license will be an added advantage.
- Immediate joining will be preferred.
